Sydney is unaffordable. I can live here because I have a house hold income of over 500k a year and I am over 50. Also, intergenerational wealth and the bank of mum and mum. Hope this helps

We sold a house in inner city Melbourne (Abbotsford) in 2010 for 950k, relocated to Sydney and bought a house in a nice suburb (10km from the CBD) for $1.4M. 15 years later that Melbourne house is on the market for 1.8M and our Sydney house is worth around 3.5M. So the price differential between the 2 cities has widened massively over that period. In other words, the best strategy for buying in Sydney is to have a time machine. Sydney prices are between 50% and 100% higher than Melbourne like-for-like I reckon. It’s ridiculous.

Sydney is definitely expensive but Potts Point is one of the more expensive parts of the city. You don't need to go out of the city far to get better value. My friend just bought a 2 bed/2 bath apartment 6km west of the cbd near public transport etc for $800k

Comparing a suburb like Potts Point, (even seeing the harbour view in the video) to an unknown suburb in Melbourne which would probably have a view of nothing but other apartments, is just not a fair comparison. I get that people are struggling to afford living in Sydney and that’s a harsh reality, but average income earners have never been able to live in suburbs like Potts Point or any suburbs in the East to be honest. Majority of average income earners in Sydney live in the South, West or North West. I grew up down South and am lucky to own my own apartment, but I know I won’t be able to live in the East or North because I simply can’t spend $8 million on a house. This isn’t new news. People who don’t know Sydney, come here and want to live in these popular suburbs because they think that’s what Sydney is, but it’s not.

Rosebery is 4kms directly south of the CBD and you still get a two bedroom unit for $900k to $1.2m. Nobody knows that.

I bought my first unit (2 bed 1 garage) in Lakemba for $410k in the 2024. My partner and I then bought another unit together last year in Wiley Park (2 bed 1 garage 1 car spot) for $520k. I'm a community worker and my partner works in a bottlo. We were lucky that was a rise in prices, I used the equity in the 1st unit plus our savings to get the mortgage for the 2nd. Lots of people look down on the Lakemba area but it's close to the city (12km) and the metro should be opening later this year.

There are plenty of old low rise units in Western Sydney. Prices start at $300k and get progressively more expensive as one approaches the Sydney CBD. That being said you do get much better bang for your buck in Melbourne.
