Register as a caregiver with your local shelters TNR program. They'll treat him, spay, neuter, and vaccinate the others for free. Just don't tell them you've brought them in your house.

My friend has about 20 strays she feeds. A vet near her worked out a deal where they will allow spays/neuters for a significantly low cost, but they only allow twice per month. Not sure if a local vet can work out a similar deal with you? I’m certain you’ve asked already, but just thought I’d mention/suggest it.
