the problem is that 95% of agents just want the mandate and do nothing really to sell it.. and honestly thats the reason from a sellers perspective.

The sellers are playing games. They want all the hard work, marketing, viewings, and negotiations, but then say they don't want to sign a sole mandate.
Yet when the property sells during the mandate period, suddenly they remember the sole mandate exists. Some even go as far as trying to change dates and involve attorneys to avoid honoring the agreement.
A sole mandate is a commitment from both sides. Respect and integrity should work both ways.Real estate is hard work. Agents deserve respect for the time, effort, and resources invested. ✨️🙏

Competition is good! In my experience agents with sole mandates don’t perform. Sellers are starting to wake up to this nonsense.

I remember being so excited to have landed my first deal, my principal helped me motivate for a sole mandate and the seller refused. Being new and naive I thought if I bring in a professional photographer my listing will stand out from the other 4 agents, boy oh boy was I disappointed 😢 it was sold by another agent within a week after spending my own money and putting in all that effort 😫

As a previous seller of 2 properties, I never have and never will do open mandates. I was fortunate to have one agent do both sales. Years apart and different agencies and placed my full trust in him. He supported, listened to his advice and never got the short end of the stick. We friends today🤣

The issue I find, that most sellers report directly to me, is that it becomes a price war on listing price. Each agent wants to be R10-R20k cheaper than the next listing, and it looks like an auction in "reverse". The seller usually looses out as each agent is hungry to bring their own "best" offer, and not actually "THE" best offer
