As an architect who has been practicing since 2015 in both Kenya and Dubai, I would like to categorically state that any agent telling you to "do your research" is often more interested in closing a deal than protecting your investment.
As long as our planning departments and land registry systems remain unstructured and inefficient, investing in real estate is, in many cases, a gamble—and more often than not, you stand to lose.
Nairobi's infrastructure is currently not capable of adequately supporting the scale of developments being approved. Meanwhile, the new Nairobi Master Plan, which was financed by the Japanese government during Governor Kidero's administration, appears to be gathering dust somewhere within the planning department instead of being implemented.
Stay informed. Stay cautious.
