Hawuuuuuu 😭😭😭 my landlord on his contract states that you will be eligible to get your deposit back after staying for 8 months. After 8, you can serve a month notice to get your deposit back.

I wish it was easy as reporting to police and then getting resolved with a week, but reality is that you have to go through court fees while you also need to have deposit for your new landlord

So I vacated my old flat before the end of my lease but paid in full till month end ive already done the exit inspection and given the keys back. Now they are saying they cant pay me my deposit back until they confirm what repairs have been done. Ive been waiting 9 days for confirmation is this allowed?

Don't forget the CPA states that 20 business days and the Landlord has a discretion to charge a reasonable penalty. It's not as easy as everyone thinks it is.

We gave our rental agents 60+ business days notice and we have been accommodating viewings the whole time, as well as the fact that we will vacate and do the handover a month and a half before we gave notice for while still paying in that time. That means that they wil have more than a month still being paid for where they can do any general maintenance and upkeep and do viewings as they please. There has also been a few viewings that ended in applications but the applications didn't complete. The landlord required 3 months and we countered with one month but have not yet received a response and the rental company also stated they ask a minimum of 2 months to a maximum of 4 months which in my opinion of the CPA cannot stand as it has to be based off actual losses and not a blanket sum. We do not have time to go sit in court if we do end up having to take them to Tribunal even though we can certainly win. Is there a way to solve this without having to go through a legal process?
