It can be a very long process! We went on the lower end of our loan amount because we didn’t want to be house poor.

Honestly, my husband and I spent a year working with a credit repair company and when we circled back, our loan offer was so much more with a much better rate! Manifesting a home for you and your familia!

USDA loans will have more land/ space but won’t be city center 💗

Look into a loan through the USDA. It’s for low income and no interest . You have to buy in a rural area and you need a couple of extra inspections. It’s on the USDA website . It’s subsidized by the government to keep rural towns from shrinking

Some friends of mine worked with a credit correcting company first. They had been working on paying stuff off and she told them what they needed to do that with and which ones to ignore.

When I bought my first house, I was able to get down payment assistance since it was my first time ever buying. Look into that

Make sure you start saving - If it’s for the down payment or repairs later. When things break it’s about $2000 minimum to fix I swear

you've got this! before you move get rid of literally 75% of your stuff. no sense moving it & you will be better able to manage your new home with less stuff. maybe it's cuz in in a decluttering "cult" lol but I swear it has changed my life!

Honestly, finding a mortgage broker was the best advice I was given.. they do all the “looking” for lenders for you, and find the best options usually

It is a super long process and a rollercoaster until your papers are literally signed. Totally worth it to be able to do whatever the heck we want to around here! Stay the course friend

My husband and I went through a first time home buyers program. Someone worked with us and gave us a step by step guide on what to do (one step at a time, when I completed it we moved onto the next) so it wasn’t too overwhelming. We really lucked out because a family member had sold us our home at a really great price, but we only needed three hundred something to put down at closing. I really hope you find a program that helps you. There are some out there! ☺️
