Do that and the CRA taxes you on the full value anyway, then taxes your kid on the same gain again when they sell. A gift defers. A dollar sale doubles. There’s no single best way to pass down a farm. There’s a menu: The rollover. Hand it down at your cost and the tax waits, maybe a whole generation. •The lifetime exemption. Up to $1,275,000 per person in 2026. Watch the AMT, it can pull about $40,000 the year you sell. •Eco gifts. Donate ecologically sensitive land, or just an easement, and the gain is taxed at 0%. •The food bank credit. 25% back in Ontario, BC, and Nova Scotia. Quebec grosses the donation up 50%.
