@joannesiawen: How to start co-living in Singapore in 4 simple steps 👇 1️⃣ Find the right apartment Choose a unit with strong tenant demand, a suitable layout, and enough room to leave a healthy profit margin. 2️⃣ Calculate before you commit Add up your expected room rental income, then deduct rent, utilities, cleaning, maintenance, vacancy, and setup costs. 3️⃣ Set up and fill the rooms Furnish the unit properly, take good photos, price each room strategically, and screen your tenants carefully. 4️⃣ Build systems to manage it Create clear house rules, payment processes, cleaning schedules, and maintenance procedures so the unit becomes easier to run alongside your 9–6. I work a full-time job and built this mainly during evenings and weekends. It is possible—but this is not for lazy people. You need to put in the effort upfront to find the unit, set it up, fill the rooms, and manage it properly. But once the systems are in place, the apartment can continue generating income throughout the lease period. Our apartments generate around $4K average monthly profit per unit, but results will depend on your rent, layout, occupancy, costs, market conditions, and execution. I broke down the full beginner process inside my $38 Co-Living Starter Guide.
