We bought in 2018 and refinanced in 2020 @ 2.99% rate. While I’d like to downsize now that we are empty nesters, a smaller house will cost us more so we are staying put.

I think if they drop the rates to 5% ish there will be a lot of refinancing from those with 6-7% rates.

I 100% believe everything you say and agree with it whole heartedly, BUT, I did pay off 100K home start to finish in 2.5 years making less than 75K from 2020 to 2023 in the Midwest. you make me see how insane I was to do that. BUT I did that because I saw all of this coming!!!

It’s the insurance that’s going to get people, but it won’t cause a crash in 2026.

group #3, bought early 2022 with a 5% interest. we had to prove absolutely every penny coming in and out of our bank acct BUT they did approve us for wayyyy more than we could actually afford and still live life. if we had bought at the top of our pre-approval, there's no way wed be surviving in 2026.

We don’t want the market to crash. We don’t want extremes. The people selling their home are people needing to move to a new location due to moving jobs, retiring closer to family, etc. Probably not going to make a massive difference in the market, but there are people selling their homes within those first three groups of people.

Group 1 here. just paid off house last month but you are wrong on taxes. unfortunately i live on long Island NY and we need to put away 1700 a month for taxes and homeowners insurance which still beats the 3k we were paying each month but how can we retire is the big question.

that 40% is retirement age, this is normally the time theyd sell their home and ride off into the sunset, they cannot sell their homes because no one can afford them. part of their retirement plan is if selling thier home btw

I think the number one reason housing won't crash is people have too much equity in their houses.

For me is not about available houses to buy, is more of not qualifying for a 450k starter home while making 120k a year

Just FYI back in 2008 40% of all homes were also owned outright. What’s different this time is way better underwriting like you mentioned but didn’t make the list.

They need to ban big companies like boackrock from buying hundreds of thousands of single family homes that’s the big issue in addition to inflation and interest rates of course
