I'm a millennial and I don't make even close to the "median" household income but I was able to buy a condo a few years ago. That being said I wouldn't be able to afford a $400,000 house. I don't personally know anyone in my age group in Anchorage who is making $100,000 a year 🤷🏼‍♀️

I put an offer in over the weekend 20k over asking and we were told we were beat out by three other offers. It’s terrible out here 😩

I have no feedback regarding home pricing, we don’t live in or like Anchorage but I was very surprised to hear the median income is over $100k! I wouldn’t have guessed that.

Historically neighborhoods near/outside military bases experience higher levels of poverty. This is true in Anchorage.

I'm Gen-X, 2 weeks away from being considered a millennial and I live in Southeast Alaska. I gross about $125K a year without a degree. Last year I purchased a home in Southeast for $420K, my payment is $3,200 a month. (Yeah, it's a stretch! But I have no other debt and no kids.) So, for Anchorage your numbers are pretty accurate. But I would never live/buy a house within Anchorage city limits. I would commute from "the valley" aka Mat-Su.

north of anchorage is the bad side with shootings, assault, and theft and whatnot

Property Taxes on that house are $6380 for 2026. So add $170ish more per month for that.

As someone that is currently house hunting in Anchorage that house has an abnormally large lot. What I’ve been shown have had lots maybe half of the one on screen if not 1/3 😅 and most are split level homes

not factoring in that cost of living is at least 25% more here and that's not being factored in in this video

Since you’re doing Alaska, can you do Fairbanks?

Yeah as a person from Anchorage, and one thing to factor in is cost of utilities, groceries and living out side of rent is higher. Also there are parts of town that I would touch with a 10 ft pole because they have high crime rate/hella property theft. Also all homes are pretty old and stuff is RARELY updated here

Most houses in Alaska have an “interesting” set up. The further north you go, the more interesting

Also keep in mind anchorage is an incredibly un-walkable city, and the roads are ass. So unless you can afford a super reliable ride, the affordable properties are most likely in a bad location

Median income might be higher, but cost of living is also higher.

A lot of people here make money from oil or fishing jobs so not surprised the median income is a bit higher, not necessarily everyone makes that much though. You do not want to live near downtown or the AF base most likely.

The high turnover here is probably due to the military members moving in and out every few years. I live just north of Anchorage and I feel like the houses are more expensive

You're not listing the price of heater oil, which many of these homes are warmed by.

Anchorage local here. The median household income sounds pretty accurate. There are some HIGH earners here and a lot of money to go around particularly in specialized fields. And our housing market can be pretty odd. There’s not really a “nice” or “bad” side of town but pockets of nicer or worse areas. It’s kind of a transient place with lots of turnover in the summer.

Gen X Anchorage resident. Anything new here is $650,000- no one can afford that! You have old, needing a complete reno/repairs or its in a crappy area-OR its a condo/townhouse...thats what is "affordable" here.
