DO NOT do this. Once you move out wait 21 days and if they haven't paid your deposit back in full, only then request the security deposit + itemized list. Then if they added anything like carpet or lightbulbs (normal wear and tear) dont respond to then. Go straight to small claims court, take a free public defender if required, then you'll get 3x your security deposit back in most states

Fun fact. Floors, blinds and fresh coat of paint is included, you do not have to pay for that because they’re supposed to replace them before renting back out if they’re to dirty or damaged

As a person that ran a property management company for years and I did it for the TENANTS, I taught my daughter to take videos and pictures of EVERYTHING at move in and move out. I also taught my tenants when they were moving in. My daughter had a landlord that claimed her entire $1300 deposit was used for repairs. It took a lot of back and forth, but she ultimately got her deposit back. Little note to others, they cannot charge you for reasonable wear and tear. Always read your lease!!! There may already be some charges that will automatically be deducted from your deposit. This will allow you to argue any other amount they try and keep.

One time I paid a maid and did all the repairs on my own. I did a walk through and they said it was good and I would get full deposit back. A month later I had no deposit and I asked and they said they needed to do repairs. I called bs, they said ohhh you’re right so sorry and gave me back my money.

Also make sure to take a video of the property to send showing exactly how it was left. My friends and i did this because the management was known for keeping ppls deposits and we got the full thing
