@bmthethwa_: Most buyers focus on the house… but the real decision is the neighborhood. That’s where people get it wrong. You can change the house. You can’t change where it is. Before you fall in love, check this first: • What’s behind and around the home – Empty land, rail lines, commercial spaces, future developments… what’s there (or coming) will affect your peace and your value. • Noise at different times – That quiet viewing at 2pm can turn into traffic, school runs, or chaos at 7am. Visit morning, evening, and weekend. • Cut-through traffic – Some streets become shortcuts during rush hour. That means constant noise, speeding cars, and safety concerns. • Surrounding property condition – Neglected homes, messy yards, and peeling paint nearby will drag down your resale value. Buyers notice the whole street. • Too many homes for sale – Multiple “For Sale” signs on one block? Don’t ignore it. There’s usually a story behind why people are leaving. • Parking pressure – If every curb is full, expect daily frustration. Guests, deliveries, and even coming home can become a hassle. • Street lighting & safety – Walk the area at night. Poor lighting can completely change how safe the neighborhood feels. The house is the easy part. The neighborhood is the investment you live with every day. #realestatetips #propertyadvice #creatorsearchinsights

In Kenya we say, "always house-hunt during the rainy season". You could be renting/buying a submarine.

And view the house during the day. I bought a townhouse that doesn’t get any sun in.

Or just rent there for a year and see if you’ll be able to live for 20+ years there

I bought a top floor apartment, but I can’t even open my windows because of the bees. No matter how many times the hive has been removed, the bees keep coming back.
That’s why I always tell people: don’t view a property just once or twice. Visit it in different conditions, when it’s raining, when the sun is shining, and when it’s windy. Those visits can reveal problems you won’t notice the first time.
Never rush into buying a house or apartment. Check everything carefully. Is the parking garage safe? Can you easily get in and out, or will other cars block you in and make it difficult to leave in the morning or return home at night?
Take your time before making such a big investment. A thorough inspection today can save you years of frustration later.

Drive through on a weekend & during peak hour traffic. Join the community groups for that area on facebook/telegram. Do a google search on crime news (include electricity and water issues) for that area. We know issues are everywhere, but some areas are worse than others.
