I’m eyeing the one after that too. Here’s how. It’s a strategy called Buy, Refurbish, Refinance, and it’s the exact system I teach inside the James Property University. You take a rundown property, add value through the refurb, and the surveyor revalues it. You borrow 75% against the new value, put tenants in, and the rent covers the mortgage and leaves a profit every month. The real numbers on the finished house next door. Bought for £50,000 cash. £30,000 on the refurb over six months. Total in, £80,000. Revalued at £135,000, so I took a 75% mortgage of £101,250. I pulled all my money back out, and reinvested that same pot to buy next door. It’s now rented to three students at £585 a room. That’s £1,755 a month, or £21,060 a year from one property. Once next door is done, that’s £42,120 a year from two houses side by side. This is the most powerful system in property. It’s not luck. It’s a process you can learn, copy, and run yourself.
