Apt manager here. It’s wise to want to see your actual unit. If they can’t show it, the apt could legitimately not be ready. Per most applications you are required to sign your lease within x time period if you want to reserve your unit. If you are required to sign a lease and the unit is not ready. Ask them to confirm in writing that you can cancel without penalty if you do not like the unit or if you can have an option to choose a different unit. Whether they hand you a fee sheet or not ask them to confirm in WRITING what fixed (mthly fees that don’t change) and not fixed (fees that may change mthly depending on usage). If fixed or not fixed fees aren’t noted in the lease they cannot charge you. However, some states may allow for charges to be added with a certain amount of written notice. Reviews are important but remember happy residents are quiet residents. They are busy living their life but that guy who got evicted, or was asked to quit disturbing his neighbors or pick up after their pets? They got all the time in the world. If you see a theme “pest control, poor communication, pet poop, etc” ask about it. A website looking better than the apts has zero to do with the value of the community. A larger company that can afford a good marketing team could have smaller more simple communities and luxury communities. People of all income backgrounds need housing.

called to set up a tour and they said I had to apply first(50$ per person, 3 adults) and I was like uh no. im not paying 150$ before seeing it. my townhouse is went with showed us the staged house before applying, and than before I paid any deposits we saw OUR unit, and had the keys same day

The blinds. My blinds theory never fails. If they all have jacked up blinds it’s a no for me. My apartments even have it in the lease that if the blinds get damaged you have to replace them asap 😌

another sign is when they refuse to send someone over to fix a high health risk which could get them sued if something were to happen , like black mold, cracks anywhere near or on the stairs, or a wasp or bee nest by or near the house

me and my bf booked a tour at a ‘luxury’ apartment building, showed up and they told us we have to apply for 200 dollars and get accepted to the building to tour it…?? im like why did yall have me drive an hour for a tour and there is no tour and they said i was speaking to an ai on the phone (it very clearly was a real person i was talking to) LMAOOOO

Girl I wanted to move to st pet Clearwater area and apartment were horribles so I checked one in Tampa y I like it and the application fee was 21 and I got approved so I just moved to that one and never looked back but honestly I want to be out of floridaaaaaaa next year

Also if the place you tour is dirty or has any odors, trust they won’t clean it before you move it 💔 learned that the hard way. Previous tenants had cats & we were reassured there’d be no odor upon move in date… LIES!!

I’m a first time single renter and found something I think is pretty good but can y’all let me know if this is a good apartment: 2 bed 1.5 bath, 1005 sq.ft. on the 2nd floor of a 3 story complex. $1250 rent (less than 33% of my gross income), no utilities included except trash. It has a brand new in unit washer/dryer and oven. Also Includes a small private balcony. Location is in a suburb 10 minutes from where I work and gym.
