@alishacollinsrealestate: Replying to @arg_houston_all_media One of the biggest mistakes sellers make when they’re getting their house ready for sale is fixing the wrong things. I see it all the time. They want to replace the furnace because it’s older. They want to replace the water heater because it’s older. They want to replace the central air because it’s older. But if those things are working properly, I usually tell them to leave them alone. Instead, focus on the things buyers actually notice. The dripping faucet. The running toilet. The chipped paint. The broken door handle. The missing trim. The little repairs you’ve walked past for years. Then let’s talk about curb appeal. Because buyers start judging your house before they ever walk through the front door. How does the yard look? Does it need mulch? Does it need some landscaping? Does the front door need paint? Is there stuff piled up on the porch? First impressions matter. Then move inside. Declutter. Declutter some more. And then deep clean everything. Buyers should be looking at your house, not your stuff. And they definitely shouldn’t be distracted by dust, odors, or deferred maintenance. One thing I always recommend is having your real estate agent walk through the house before you spend any money. Because sellers often spend money on things I wouldn’t have touched. And skip over things that would have made a much bigger impact. The goal isn’t to make the house perfect. The goal is to make the house show as well as possible. Those are two very different things. I have a listing now that was built in 84. Original AC unit and still blast cold AC. He’s had it serviced every year, nothing wrong with it, but you know what will come up in the inspection report 🙄

I shared your advice on making sure a home is spotless for pictures and showings. I know that decluttering and deep cleaning my house before pictures definitely helped it sell quickly (two days! Not a full price offer but good enough for me).

Our last house we sold ourselves. Didn’t do anything special to sell it besides a sign on the lawn. We did update the bathroom a year before, it was necessary. If we ever sell our current house … yikes. It NEEDS work!
