I didn't overpay. The whole deal is won or lost on the purchase price, so I held my number and bought right. 2. I didn't replace the windows. I got a uPVC painter to do the front, back and side for under £1,000. New units would have cost around £4,500. That's £3,000 back in my pocket for a job most people wouldn't even think to do. 3. I'm not doing any hardcore landscaping. The greenhouses are gone, and we're stripping it back and netting it up ready for tenants. There's a ceiling price in this area, so spending big on the garden would never pay me back. Neat, tidy and habitable is exactly what it needs to be.
