@financial.leigh: THE RESIDENCY PENALTY 🇦🇺💸 Ever wondered why a foreign tycoon pays less tax on a Brisbane warehouse than you do? It all comes down to a loophole called an MIT (Managed Investment Trust). Here is the cold economic reality behind the video: The Global Bait: The government set up MITs to attract massive international wealth into local infrastructure and property. To outcompete the US and Europe, we give global funds a major discount. Their Rate: International investors from approved countries pay a flat 15% tax on both income and capital gains (dropping to 10% for green commercial buildings). If their home country doesn't tax offshore profits, that 15% is their entire tax bill. Your Rate: Meanwhile, local Aussie wealth builders are a captive market—the tax man knows you aren't going anywhere. On the exact same commercial asset, a top-tier Aussie pays up to 47% on income and 23.5% on gains (which is on track to hit 30%+ very soon). The Bottom Line:Even though the goal of an MIT is to bring international dollars into the country, local investors have every right to be completely furious. The current system effectively gives foreign money a massive head start to outbid locals on our own soil. #fintokaustralia #australianpropertymarket #realestateinvestingau #moneytips #taxaustralia

China, yes China pays 0% on domestic capital gains, and 20% on international shares.

Even better if you hold an ex-Aus share portfolio and get 0% tax on gains and dividends. Do that for long enough and the government are highly incentivising you to leave the country, it’s absurd 😂

That's sad. Looking at Australia from Singapore, we cannot understand what your government is doing.

Singapore’s economy is doing much better than Australia’s. Maybe we should have low tax rates like Singapore?

Believe me I want to leave too. Spoke to my accountant. Obviously the time I’m considered non tax resident will be something to be mindful of, because the day I decide to sell my house, I will be taxed heavily on the time and the part that I’m non tax resident. Of course I can try not to sell it. But the future is uncertain. Who knows if I will be back in 10 years
