I think your analysis misses the forest for the trees. You say that places like Bondi will become like London & New York as if Sydney wasn't already one of the most expensive places to live in the world adjusted for local income.
Given how astronomical rents already are in Bondi, along with broader Sydney, negative gearing clearly isn't keeping the market affordable. The solution to the problem isn't keeping a ridiculous tax break that should have never existed in the first place, its to remove the current height restrictions in places like Bondi to allow for new development and greater density or to expand services/amenities in other areas to make them more desirable.
Property investment in established builds is simply a black hole for productive capital that could instead be spent on new housing, new businesses or business expansions or many other productive uses.

Can you expand on why aren’t you making the argument that someone becoming an owner occupier means one less renter? If they were renting in Bondi and now own in Bondi then the ratio of renters to rental properties stays the same doesn’t it?

If the property value falls, you can no longer say the owner is losing money on a $1.6mil property. That was the old value. You have to adjust to the new lower value. Sucks for investors, but good for renters.

People who can afford these properties either got in years ago and are in profit and likely neutral or positively geared. They don’t need to sell and likely don’t need the tax break on this which they still have. They don’t need to sell or raise rent. It’s not financially sensible for this to be negatively geared and losing money. If they did sell, they are selling soft. New investors have to be exceptionally wealthy to cop it. There’s less of them, owner occupiers now have equal borrowing power and less likely to be outbid. The result it new properties with bigger building costs are incentivised to be bought, and exisiting over priced property cools off, resets to a reasonable value and redistributes to owners. The rentals will be new units, with tax breaks, less designer suburbs and more competition with identical rents. Rents therefore remain more competitive.

Hi, Bondi resident here! I rented in Bondi for five years and was finally able to buy my first home because my landlord was forced to sell his investment property. One investment property became one owner occupier. It’s fascinating how you can repackage a good policy into complete nonsense, especially if you add a graph. 📈✨

One thing you didn't mention is the theoretical decrease in demand for new buyers because of the new negative gearing and cgt changes, which would potentially decrease the house prices (and subsequently rent required to cover expenses). I'm not saying it'll be enough to counteract the factors driving rent increase that you mentioned but this is all speculative at this point. Also rent was never meant to cover mortgage expenses and still don't because house prices are so high, so I think the long term effect of decreasing housing inflation is still the right policy direction

“People don’t wanna” government doesn’t care. It’s about the agenda. Areas which attract investor dollars now, will have no infrastructure, be undesirable places to live and therefore make it impossible to sell on at a good price.
