I’ve hopped from the idea of a fixer upper, to a new build and everything else in between🫩.  I've learned a thing or two when it comes to house hunting. I wanted to share a few tips.  AFFORDABLE HOUSING schemes are popping up everywhere. Do not rule this opinion out. I know in Dublin, they’re very expensive but each scheme has their own criteria, you never know what you are eligible for. You can avail of the Help to Buy with this scheme also. I think people don’t realise that. 1. Familiarise yourself with the grants and schemes available in Ireland: ✅ FIRST HOME SCHEME
✅ Local Authority Home Loan
✅ Home Improvement Grants and Schemes
✅ Croi Cónaithe Scheme
✅ Vacant Property Refurbishment Grant
✅ Help to Buy
✅ Affordable Housing Schemes/Shared Equity Scheme
✅ Our Living Check out the Ts & Cs and eligibility criteria on the Citizens Information website. 2. Maybe consider going 'Modular':
This is for my self-build followers. Modular homes can be a cost-effective alternative to traditional builds, offering both quality and flexibility. Modular homes are quicker to construct, and you often have more control over your budget, which can be especially helpful in today’s housing market. Keep an open mind—this might be the perfect option for you! 3. Make sure you have allocated 1% of the property price to cover stamp duty. Also, allocate legal fees upwards of €1500. 4. DO NOT ignore the BER rating! The better the rating the cheaper your bills will be and you might even get a better interest rate on your mortgage. The reality is you’re not buying a house you were buying a mortgage! A house that has a poor rating might seem cheaper in the short term put in the long run you might be better off prioritising a higher rating. 5. ALWAYS read the engineer's report with a fine-tooth comb. IF IT SEEMS TOO GOOD TO BE TRUE IT PROBABLY IS. It will flag any issues caused by faulty foundations, bricks, or roof structures. If there are issues with the engineers report, it can actually hinder your ability to draw down a mortgage. #costoflivingcrisis #housingcrisis #mortgage #firsttimehomebuyer #property
