I have watched so many Million+ videos in the ATL suburbs that make me scratch my head and wonder who is pricing this crap. First, Buckhead. I grew up in ATL. Location location location. Second, so much greenery in the middle of the city. Third, the unique floor plan with open areas and private nooks like on the first floor. Fourth, not sitting in the middle of a neighborhood or side street with 1980 traditional houses that make it a sore thumb. Fifth, the natural water feature with impeccable landscaping. In CC communities in N. ATL they have clearly changed covenants over time. Example : River Club in Suwanee. Charming front half becomes no consistency regarding aesthetics in the back. The builder was done and now people buy lots and square footage seems to be the only requirement. If I pay 3 million for a house in a highly priced club and HOA, I don’t expect that one oddball house on my street. Let me be clear, I cannot afford anything near this. Just my opinion when I visit.

You should look at some Serenbe homes south of Atlanta and do tours in serenbe! They have plenty on the market in our neighborhood with some beautiful architecture!
