I respectfully disagree. Our job isn’t just about getting the seller the highest price possible or the buyer the lowest price possible. Our job is to help both parties achieve their goals while protecting their interests throughout the transaction. The seller wants to sell, the buyer wants to buy. A good agent helps the seller maximize their net proceeds and minimize risk while helping the buyer make an informed decision through inspections, due diligence, and financing strategies. Real estate isn’t just about winning negotiations. It’s about solving problems, managing risk, and getting both parties successfully to the closing table. An experienced agent can do that while representing both sides if they understand their responsibilities and stay focused on what’s best for each client.

Having been a realtor for many years but no longer have license, when I buy a property, I like dual agency! I go to the listing agent.

Real estate transactions are not legal battles. It's not buyer vs seller. All parties are working towards the same end goal. We need to eliminate this way of thinking. Ultimately if a buyer is happy with what they're paying, and a seller is happy with what they're getting, mission accomplished. If not, a judge isn't ordering anyone to sign a purchase agreement. If I'm a listing agent, and one of my buyers wants to make an offer, I'm not really making more money in the long run. If they weren't buying my listing, they are going to buy a different house that I get paid commission on. As long as you're an ethical agent, there's nothing wrong with dual agency.

You can only represent both sides if you aren’t an “agent” to either side…no fiduciary duty. The amount of buyers who only want to work with the listing agent is growing in my market.

your opinion is wrong i do 15 + a year everyone is always happy goals for each side is met no issues you get the most money for the seller and the buyer the best deal by getting the offer accepted by both parties

Intermediary is not a bad thing if the Broker goes in with the right mindset, the Buyer and Seller agree on a price that’s the end of it. It’s not rocket science.

I am a dual agent at the moment on one of my listings. The buyer specifically wanted to work with the me…the listing agent. And when I listed the home with the seller they were agreeable to a dual agent situation. I have been able to communicate effectively for both parties so that they both achieve their goals. Remaining ethical and professional are key. Sadly, not all agents have this ability.

I prefer not to do both sides. If we have a listing and someone walks into the open house unrepresented and they’re interested in the home, I call a colleague that I trust to take care of them. I don’t feel that I can give my clients the best representation being on both sides and that’s just how I run my business🤷♂️

I disagree. It should save the buyer and seller money. Especially if considering that the listing agent only showed the one house to buyer. That used to be the job of the listing agent.
