I think the person whoever drops out at last minute should pay the legal fees of other person aswell as their own . ive had this done 3 times it heartbreaking aswell as been stressful .

I'm an estate agent, changes need to happen, too many last minute pull outs, the optimum way is for sellers to buy a survey when then first go on the market to prove any problems and be upfront, and buyers once enquiries have been satisfied should be liable

If this is introduced, they also MUST introduce surveys paid for by the seller which are produced prior to being ‘committed’. They also need to declare if the property has ever been unmortgageable for any reason

Look at the Scottish system it’s a far better approach. Buyers shouldn’t be able to pull out of a purchase without consequences, as it’s incredibly unfair and often very costly for sellers.
In Scotland, a home report is completed before the property even goes on the market, which means there’s far more transparency from the start and fewer hidden issues for buyers to use as reasons to pull out later.
Once the sale reaches a certain stage, there are also financial consequences if the buyer withdraws, which helps prevent time-wasting and gives sellers more security.
The whole process is generally much quicker too, with most sales completing in around two months.

I just waited 8 months to complete on a house, when the chain was finally ready to exchange the top seller changed her mind, everyone’s mortgage offers expired and the chain fell through. Now I’m starting again 8.5 months pregnant in a 1 bed flat 😭

I agree, there should be fines. I’m an estate agent and I’ve seen people drag their feet for 3-4 months and then just pull out simply because they changed their mind. And vice versa with Vendors. You can’t do that in Scotland, it should be the same here. It’s a long and stressful process here at the best of times, I would support this.
