@samuelszuchan: Korean landlords are firing the companies that build their apartments. Not over construction quality. Over which brand name gets welded above the lobby door. In early 2026, landlords in Seongnam began searching for a new firm to replace DL E&C after DL refused to name their complex Acro instead of e-Pyeonhansesang. DL had the same problem in 2023 when landlords in Seoul's Sindang district cancelled their contract. They switched to POSCO, which agreed to use its premium brand Otier instead of The Sharp. In 2020, landlords cancelled their contract with Lotte when Lotte declined to use Le El instead of Lotte Castle. They picked Hyundai, which agreed to use The H instead of Hillstate. The construction methods, the steel, the layouts, the unit sizes are roughly equivalent across firms. The variable being optimized is a string of letters. Because every major chaebol now runs a premium tier above its standard brand. Hyundai operates The H above Hillstate. Lotte operates Le El above Lotte Castle. POSCO operates Otier above The Sharp. DL operates Acro above e-Pyeonhansesang. Why does it matter this much? Because a 5 billion won Banpo Xi qualifies for a different financing structure than a 1.2 billion won unbranded apartment of the same square meterage. The brand floors the appraisal, floors the mortgage, and floors the down payment. In 2008, an apartment owner said her unit's value rose by about 20 million won the summer her building got a fresh coat of paint and a Prugio logo. The chaebol attached wordmarks to concrete starting 26 years ago to charge more for the same square meters. It worked. Now the hierarchy you read on the gate is the thing everyone is buying.
