Rentals may look like can help the family when one grows old. Even if you say land that land/rentals appreciated, rentals depreciate a lot. You have to do plumbing, electrical and painting whenever tenants leave. I own rentals, but to me, unit trust make more sense. There are no maintenance costs on unit trusts. Secondly, rentals are vigorously being subjected to rental tax by ura and this hits the rental income you earn sooo hard! So go with unit trusts. It’s financially more logical to invest in unit trusts.

The companies you're giving that money are either investing in Government Bonds or Real Estate you're dismissing. Meaning, through Real Estate, the Company I'm investing in, is able to get higher ROI to get profits while still paying my dividends/interest. I believe these podcasts are meant to discourage competition in Real Estate Industry. For instance, a high end company wants to invest in one bedroom unit rented $200 per month. Now a high school headteacher few kilometers away has constructed his average one bedrooms going for $70 or less. How do you remove that competition? Convince the headteacher to take his money to the high end company so as to earn interest/dividends. But what is the primary goal? Remove any form of alternative one bedrooms around the $200 units.
