But still you could buy Uchumi shares and lose everything. Nation Media Group shares were going at 300 in 2017 and now they are going at 16 bob. Sometimes people compare what is positive. Even in shares people get loses. The problem with your investment is that you were lied by land companies that land appreciates and they gave you land in the remotest of all places. And if you used 450k to buy land in such place 15 years ago then the seller made a kill by selling you an illusion. That was too much money at that time for such remote plot. Most likely the seller made 3 times profit and the seller is among the people who are encouraging us to buy land because they are always selling land to naive people and always making a kill and the buyer can't sell the overpriced land. Still there is someone who bought land at 100k 15 years ago somewhere in Kenya and has sold it in millions. Investment sometimes is a trial and error thing. Sometimes you lose money and sometimes you gain. Even there is someone who bought Uchumi shares at 15 bob fews ago and now they are going at about 1.5 and no dividends.

The issue of land and shares, I'd still choose land. Land will always remain to be the primary source of production! If your chama started some projects on the firm, I'm sure there would be some earnings. over and beyond, have both. Diversify!

Do this and thank me later.1) fence off the entire parcel, have a grounds man in place, plant about 360, hass avocado 🥑, one acre can accommodate 120 trees they start fruiting after or within 2 yrs: let's assume a tree will produce the first fruit of about 70 fruits sold at Ksh 5 meaning a tree will yield about Ksh 350, and you have a total of 360 trees, meaning first harvest will be worth 126,000 *2 harvests in a year=252,000. That same portion can accommodate an apiary of 25 hives@ hive can produce 10k worth of honey=250000 per season, a year has two seasons*2=500000.so total gross income for a year is about=750,000. you said you bought it at 2011.as avocados get older so does the number of fruits.According to my estimate this parcel would have passively earned you not less than approximately 11,250,000 to date. And remember the parcel is still yours.It was not a bad idea, only that you did not develop it. I think you are wiser now!

About 18 years ago a friend tried to convince me to buy an acre of land in Syokimau at 400k but I had no business with the "wilderness". Today an eighth of an acre in that so-called wilderness is 4m, so 32m for an acre. That would translate to over 25% annual interest compounded. Not all land investment is a poor choice. I wish I bought it then!

The land has been idle but still appreciated abit. Can still be used for an activity. Most important thing is what u learn from the lesson, u stil have the land, kama ni shares za deacon u would have lost the whole money. Investment is a risk, stable companies too go down if they don't adapt. Resiliency is the key, every mistake is a lesson and blessing if u learn and adjust

Add factors such as development. Don't just buy land, though chamas are good. It's helps to do individual research on different areas. 450k in 2011 within Kamulu, Joska, Malaa, Kantafu, Koma. Closer-ish than going past Bisil or Kajiado town
