You’re gonna be around $90,000 when it’s all set and done you gotta do all the electrical work all the plumbing work all the framing work then you gotta insulate it then you gotta drywall then you gotta put all the floors in then you got to paint then buy appliances so yeah you just spent $90,000 for one bedroom shed when you could’ve got a three bedroom modular/mobile home

What size is your house? Our son lives in a 14×24 tiny house on our property. He is all in $65k. He did custom cabinets and Kitchen Aid appliances. Even with that, I think you're underestimating the cost somewhat. Septic, utilities, permits, etc add up quick. Not counting any interior finishing.

They is smarter ways to get a mobile home like a used one and I don’t see any anchored on the shed so make a will in case the storm gets you in Kentucky that’s no level to live in

You could also make this an Airbnb when you move out into your other home down the road! P.s check fb marketplace for all the things you need for renovations! You’d be surprised what you can find for super cheap when it comes to flooring, drywall, paint exc! People sell leftovers super cheap!

Another bonus is that you can use higher quality materials. You can insulate it much better, have the peace of mind that the electrical and plumbing is done right vs taking a gamble on assembly line quality that you’d get in a mobile. Great choice!!

I've built a she into a home.. you can do it all in 10grand! TIP... don't build your walls all the way to the ceiling about a 4 inch gap will help the air conditioner/heat (I put a mini split unit) circulate!

By the time you start building your house, 1. You’ll already know what you want and how to lay it out 2. You’ll be use to living smaller and may end up not wanting a HUGE house with wasted space which will still save you money. Sounds like a WIN-WIN to me!

My 8x12 shed to cottage conversion (not even for living in) cost over $2k just for insulation, drywall, wallpaper, paint, flooring, decor. No electric, plumbing, appliances, and not even buying the physical shed it was already on property.
