The moment you sign the agreement and make payment, ensure the vendor hands over vacant possession immediately. Some vendors change their story after receiving money. They may refuse to leave, deny the agreed terms, or even claim they were underpaid. Before buying occupied property: Ensure there is a clear vacant possession clause. Hand over money properly with proof of payment. Document the handover process. Have witnesses or legal guidance present. A delayed handover can become a serious legal dispute.
