@jamesproperty_: ⚠️ FINALLY!!! Big changes for homebuyers! I’m all for it. We’ll get more committed buyers and sellers which will reduce the fall through rate of properties. Similar systems are already in place in Scotland, Netherlands and Norway and it works! We will reduce gazumping, we will reduce buyers saying “I changed my mind” and causing a chain collapse. There’s more reforms coming and lots more to learn on my LIVE property clinic this Saturday 27th June. Register your seat below 👇 jamesproperty.io/clinic We start at 9am uk time. Don’t be late. See you there! James x #ukproperty #propertyinvesting #england #keirstarmer #resign
they will just increase the sale price to cover the costs. it's not going to save any money

Surveys aren’t worth the paper they’re written on most of the time. Had level 3 survey and still found I needed a full rewire that cost me 4x the cost of the survey….

They need to carry on discussing leasehold properties and the ridiculous service charges! It needs to be capped just as they’ve done with the ground rent

The seller shouldn’t have to pay you wouldn’t go to buy a car and expect the seller to do AA or RAC checks would you that’s a terrible idea

But what type of surveys? Currently you can choose from 3. So if the property you want to buy is say a grade II listed property if they just have a home buyers survey then the buyer will want a RICS survey for the full information and not to be caught out - and usually you can negotiate the price down based on the outcome. But it sounds like you won’t be able to do that now?

The seller should always have to do this. It irks me so much that the buyer has to pay for gas and electricity safety checks. That should also be the seller

I don’t see it saving the buyer any money as the seller will add it to the price, of course

Norwegian living in England for 10 years who’s had property in both countries. The current system we have in England does not work at all (in my opinion), it’s so much straightforward and secure for both seller and buyer in Norway. Look forward to changes here in England.

This is good however they could just use a bad surveyor or just use the level 1 option and they won’t do big checks..not really a good thing

Depends on what type of survey the Gov decide is mandatory? The basic surveys only cover minimum searches? Also will this be like Scotland where a Surveyor sets the maximum price you can advertise your house for?
