the current system in England is broken. the process of selling a property is incredibly stressful and ridiculous. almost a year to sell a chain free property, what a joke

I’ve been saying this for years!! Having sold and purchased in both Scotland and England. Scotlands system is so much better!!! Now just need to deal with stamp duty!!

They should change stamp duty too. Make it land value tax every year, then it would incentivise selling rather than staying in a big house you don’t need, and companies like Tesco will be hit with massive bills for sitting on undeveloped land :)

yeah. solicitors won't get on board. they won't rely on searches that are not done by them. untill they don't have all the risk they will push back. coming from someone 15 years In the search industry.

Well that won’t work. I want my own survey being conducted by someone I trust. And I won’t sign any contract until I’m good and ready and I’m sure other buyers will be the same so all this will do is slow things down even more

Not sure on the survey. A seller would go with a cheapest option, as a buyer I'd rather arrange the survey myself and go with someone reputable.

So the seller could get a survey, which picks up a problem, then bodge a repair. If the buyer or lender arranges it they can't do that

About time. Our 11 month long chain collapsed last month due to delays on our sellers onward property. Was an absolute nightmare. £2k down in legal fees and no move!

The housing market is near to collapse because of a saturation of new builds, which are preferred by younger buyers, and ridiculously high stamp duty rates. Making the seller put together a pack will only make things worse.
