In California, two or more years. The paint is considered fully depreciated. The tenant owes nothing for repainting due to normal wear and tear.

3k is crazy! Maybe it’s different in the US but where I’m from it’s typical for your security deposit to just be half of the monthly rent. I guess your rent could be 6k but that sounds like a lot lol!

As a Lawyer yourself. What would you do if you had a walk-through and no issues were discussed, they basically say everything looks good. However, later they send you an itemized list of things they’re going to deduct.

Also fun fact. in Canada, alberta anyway, you need to return the house in the original condition It was given to you. so if you lived in canada, you likely would have lost your damaged deposit.Just because you didn't paint it back to its original color.

i had a walkthrough scheduled and the property manager just didn’t show up 🤣 i took a very in depth video of the condition for everything just in case, but the only bill i got was the last bit of utilities billed through the complex 💃🏻
