okay but this is amazing opportunity to have government owned rentals at affordable prices for people and for the government to make money with them. If they do this right it can be amazing

as a renter, I had to "take a loss" once I had to start paying rent that was 50% of my income. There was no bailout for me.
These developers should have to take a loss to lower the price of these condos no one wants.

Cause it's not a bailout. It's buying empty unit's to provide affordable housing and is cheaper than the government building their own. They will own these assets which will generate revenue and can be sold when the market returns at a profit.

I was really angry (furious) until I thought it out. I don't think it's economically sound to have the real estate market have the bottom drop. That would definitely start a recession. The butterfly effect would be ruinous to many people that are just holding on to their homes.
Prices are coming down. I think Carney is holding his nose, trying to do the best in a shitty situation. Eby needs to do better.

I'm not angry at all. This is a great solution. It's not about developers trying to sell at market value. They are stuck because they would have to sell it at a loss. The government can step it, Buy them at 2% above cost and keep the developers from going bankrupt. It allows them to keep thousands of people employed and allows them to continue working on unfinished projects.
If they go bankrupt. They won't be sold below cost. They will go into a situation where they have to be sold at cost. But now we have hundreds of unfinished projects. Thousands unemployed and no developers to build new projects.
The government now get to sell them at their cost. Making them more affordable.
Btw. That money is over a 10 year period. It's for projects they can't afford to finish and some of that money is also going into infrastructure.
If they can't afford to finish these projects and they go into receivership. They will remain unfinished for years. Until the cost of housing goes back up. Due to a lack of housing. That doesn't solve the problem.

Carney is what's wrong with Canada. Too bad for the developers, the federal government has no business bailing out private companies.

To the people saying this is good cause the developers don't loose money and go bankrupt. When the house you mortgaged cost you 600,000 and the market crashes and you home is now worth half. Should the government pay the difference of your mortgage?

the government should take that bailout money to build affordable housing instead. those developpers could bid on those affordable housing project if they need money to stay afloat while they try to sell their overpriced condos.

Not angry at all . The government did say there would be a multilevel approach to dealing with the housing crisis. In my area for example I’ve never seen so many apartments going up. All rentals, all pretty affordable. Vancouver is sitting on a ton of condos that they can’t move. Why not turn them into rentals and have some of that cash go into the provincial system. I’d rather see people at homes and the empty condo sitting everywhere..

I don't understand the condos are sitting empty. We are in a housing crisis. They are ready for people to move into them. So you're saying, it's better for the government to go purchase land get contractors, and pay, probably double the price. To build these condos, these condos are not for resale, they are affordable housing

Counterproductive step from government. Housing market in Vancouver need a correction anyway. Had a higher expectation for Carney.

You’re just repeating a politician. Everyone knows that developers are maxing rents and vacancies simultaneously controlling prices. Government just took control of price back and gets all revenues and upside for each unit purchased.

if people need affordable housing, the least affordable option is coming in and bailing out developers so they can contonue to build at prices Canadians can't afford. the cheapest option is to let the prices drop until people can afford the units. maybe make it a law that corporations can't swoop in and buy them all so its just a bidding war between neighbors and not one between Blackrock and others.

Why is everyone praising this taxpayer bailout when the developers reaped all the profits for the last 15 years. Cost to sell would be about perfect right now…. Or just wait for it to happen🤷♂️
