Thanks for explaining. Personally I love this. I’m all for Mums and Dads buying an investment property for their nest egg but I think we’ve lost the plot with how quickly housing prices are rising and this sounds like a way to limit people scaling their investments into housing.

Perhaps the bigger question is why we encourage passive investment in residential housing at all.
Housing is a basic human need, yet we have built a system where people can accumulate wealth simply by owning an asset, while others pay increasing amounts just to have somewhere to live.
If people want to invest, then investment should create value. Build businesses. Fund innovation. Develop housing. Improve properties. Create jobs. Take risk and contribute something tangible.
What concerns me is when residential property becomes a passive wealth-generation tool where the return comes primarily from rising house prices and rent increases rather than from improving the quality of housing itself.
If you're going to profit from housing, there should be a corresponding responsibility to maintain, improve, and contribute to the housing stock. Investment should reward value creation, not simply asset ownership.
The issue isn't property investment itself. It's whether the system rewards contribution or merely rewards holding scarce assets while others bear the cost.

Isn’t the $500k figure a bit high? My understanding is that many SMSF property purchases are made by couples combining their super balances, with most lenders willing to lend when the combined balance is closer to $200k-$300k plus buffers. Wouldn’t that mean the affected group is larger than just those with $500k already in super?

Silly move by labor. These smsf redo purchases must be used for rental income, they can’t be tenanted by the owner. So it does nothing but not help the rental market
