The stress test is basically a way for banks to check that you could still afford your mortgage if interest rates go up in the future. It is not based on today’s rate alone. Instead, they look at what your repayments would be if rates were higher and use that as the benchmark for affordability. Under rules from the Central Bank of Ireland, lenders have to apply this type of check to all mortgage applications. In simple terms, they increase the interest rate used in your calculation by around two percent, or use a higher standard rate, and work out a new monthly repayment based on that. This gives them a more cautious view of what you might be paying later on. They do not just look at the number on paper either. The bank will go through your bank statements, usually over at least six months, to see how you actually manage your money. That includes your rent, your savings, and also your day to day spending like bills, subscriptions, and general lifestyle costs. They are trying to understand what is realistically left over from your income each month. The idea behind all of this is to make sure you are not stretched too thin. If you can comfortably afford the higher stressed repayment based on your real spending habits, it shows the bank that you are in a strong position to take on a mortgage. It is a way of protecting both you and the lender if things change in the future.
