When I had my tiny house built, I didn't think it was gonna be delivered. They delayed the house for over a year. My advice to people moving forward, buy used from an individual. There are also scams out there but it's pretty easy to spot the marketplace scams (pricing being too good, etc).

Local municipality are restricting them because it cuts into tax revenue. Some counties won't let you build anything less than 720 sqft.

you need to treat contracting a tiny home the same as contracting a regular home. You put down a small deposit to begin work. Then as each phase is completed more funds are released. All phases and what to expect at each step should be drawn out in the contract prior to any funds changing hands. Its ridiculous to me people fork over thousands to 10s of thousands of dollars on a promise. I have contracted many new builds. Builder never gets anywhere close to a payment more than he needs for each section and is usually a minimum 18 stage process with just enough being given to cover costs for each stage with final payment being the largest payment and the contractors profit.

If you cannot start building a clients product in the next 3 weeks, you cannot accommodate that additional workload. If you cannot deliver the product in 6 months, you cannot accommodate that clients workload. It really depends on the size of your team and the size of your location.

when tiny homes start costing about the same as a house you've lost the plot. one I used to like just went out of business recently and you could tell. they werent scamming ppl thankfully but you could just tell cuz the homes were getting way too pricey. they were nice. but not worth that price.
