Attempting to remove roof, change locks, disconnect utilities, remove the tenant’s belongings, or force them out without a court order is illegal. It can put you in trouble or earn you a lawsuit for damages. The law provides a clear process of recovering peacefully and legally. Here are the correct steps: 🥢Serve a valid Notice to Quit: The length of the notice depends on the type of tenancy or what is stated in your tenancy agreement: Yearly tenancy requires 6 months notice that must be properly served (delivered personally, by registered post, or through a court bailiff if the tenant refuses), while 6 months tenancy requires a 3 months notice to quit. 🥢Once the notice to quit expires and the tenant has not left, then you serve this second notice which is a strict 7 days notice informing the tenant of your intention to go to court to recover the premises. 🥢File a lawsuit for recovery of premises if the tenant still refuses to vacate your property after both notices have been served, you then file a claim at the appropriate Court. You will need: 1. Copies of both notices 2. Tenancy agreement (if any) 3. Proof of service of both notices 🥢Claim Mesne Profits (if applicable) i.e the money the tenant owes you for continuing to occupy your property after the tenancy has legally ended (this is usually calculated at the same rate as the previous rent until the tenant finally leaves). 🥢Lastly, obtain judgment and enforce it with the help of a court bailiff. Important Additional Tips: 🥢Always use written notices, verbal notices are not recognised by law and will not help you in court. 🥢Keep proper records of every notice served (date, time, method of service, and witness if possible). 🥢Consider using a lawyer to prepare and serve the notices as a small mistake in procedure can force you to start the entire process all over again if the matter gets to court. #barrfemi

in addition, please I think the government should come to our aid. we are dying of increments of house rent. it's now a yearly thing and the increments triples. the cost of rent currently has over weighed our income because even the landlords who built their houses 30 years ago are also increasing to our discomfort.

I'm a bit confused because what you're explaining seems different from what happens in practice. In most cases I've observed, landlords simply issue a 7-day notice for tenants to vacate. I know someone who immediately consulted his lawyer after receiving such a notice, expecting to rely on the six-month notice requirement. Surprisingly, his lawyer advised him not to contest it, saying the six-month notice was no longer applicable and that he should simply look for another accommodation and move out.
This makes me wonder: if the law truly requires a 6-month or 3-month Notice to Quit before the final 7-day notice, why do many lawyers seem to disregard those provisions and instead advise tenants to vacate immediately? It often appears as though the legal process is being applied in a way that favours landlords over tenants. I would appreciate some clarification on this apparent contradiction.

please i have a question for you sir.
my rent was raised from 7k to 10k last year june 2025.
so i was told to pay from that june to december which amounted to 60k.
because the landlord said they want to be collecting the rent yearly i.e from january to december.
so come january 2026,i was suppose to renew my rent but i pleaded with them to be patient with me because i lost 3 of my brothers in law to the fire that happened at balogun market on 24 dec.2025 and they were buried by january so the expenses were much on me and the landlord accepted.
by march/april,i had a quarrel with one of the landlord's brother son that stays in the compound with us.so when i went to pay for the rent,i was told to hold on.
later the landlord's daughter came and told me that the cousin i had a fight with said they shouldnt collect the rent from me that he wants us to pack out unless i should come and beg him.
so my question now is....till date,they have not asked for the rent and they have not given me any notice to quit.
please what should i do legally

What if the tenant, ( father) died while owing n the wife, mrs , after due burial, abandoned the flat , locked it never comes back personally into the place but occasionally sent someone to take som n the person was served a Quit notice he signed for but never return again. Getting the wife on phone to request quitting ni claims being sick , never send anyone again to cart their bbboxes of clothes? The place being under lock n key , almost two years now. She doesn’t even take calls; her daughter do occasionally giving excuse of mother being sick. What should could be done on it? Sorry for being lengthy
