Oh, additional thing - look at the neighbors' trees and the ones on the property. A bunch of fresh stumps along the street might mean those trees are reaching the end of their lifespan. Our whole neighborhood is dealing with that: big gorgeous ash trees, all now 70ish years old. One falls down with every storm, or a big branch falls in the street. Now the whole block comes together to clear fallen trees, but I have paid a lot of money to ensure our trees are NOT the ones falling and potentially damaging property or people. Tree maintenance is expensive, especially on older trees, but it is SO IMPORTANT.

Future zoning changes. I know someone who bought a house with an empty lot in front. It stayed empty for about 2-3 decades and then a warehouse/mixed use zone was approved. Now they can’t afford to move if they wanted to house paid off dealing with trucks and traffic.

A lot of cities and counties have freely available permit, citation, and property tax databases. Very valuable in seeing whether recent work was permitted or not.
