@two.houses.into.one: Knocking two houses together floor plans We’ve had so many different versions of these plans, and each time we post them, we’re get loads of amazing suggestions and end up changing them again. But we think we’ve got to the end (practicality and compromise wise) and we’ve had to make some adjustments and we’re doing it in stages. Originally we planned on doing the big extension across the back this year, but finances have put a stop to that, so stage one (or stage 1000 because we’ve been renovating since we we bought the original terraced house 13 years ago 😅) is to open up the opening between the dining room and kitchen, then knock the chimney breast and cupboard out giving us space for a built in bench and dining table / chairs. And after that it’s onto DIY building an office, downstairs toilet, and hallway so we don’t have to come in straight off the street into a ‘room’ and so we’ve got dedicated storage for the coats and shoes. The cellars are getting joined together too because stage 2 is knocking the staircase out of next door to make the playroom bigger, which eventually will have a different use when the kids are older. What ideas do you have for the cellars? They’re damp and regularly flood with heavy rain so it’ll take some crazy DIY renovation skills to sort them, but we’re up for the challenge. And upstairs we’re super happy with, and all the rooms apart from the bathroom are just about finished (check back through our posts if you missed them). I know you’re having an en suite in the dormer but is it not worth putting on in the bedroom next to the planned bathroom and moving the door on that room to the other wall? Or is that too many bathrooms

I think what you are doing is lovely, the only suggestion I have for you is to somehow find a au to incorporate your washer and dryer into the bathroom upstairs. The amount time you will waste being laundry up and down stairs is a big deal. Plus if you have (or plan to have) kids, you will always have a pile of laundry randomly sitting in your kitchen. And finally, the more you are carrying things up and down stairs, the bigger your risk of slipping and falling.

I notice a roof dormer. If you have 3 floors, (ground, 1st, 2nd) then your stairwell needs to be a safe fire route. So I would separate the kitchen from the entrance and stairs to keep that fire separation. Otherwise, it looks great.

maybe consider placing the stairs bedside the downstairs toilet. it will fill up that useless space and give direct access from front door to living space

Honestly with how big the bedrooms are I’d maybe add a jack and Jill en-suite? Between two of them or just access to one bedroom so that way there’s flexibility with guests, long term family stays etc etc! Just an idea but I love the look of the floor plans

I’d swap the office and playroom depending on your kids ages you want to be able to see the kids from the lounge or kitchen also an office in the center of the living spaces isn’t great
