Literally just build more housing. San Diego figured it out and rents have stabilized

Ohai, I’m Jo! :
I’m a realtor and my industry hates people like me, but the solution is city wide rent control, city wide rent caps, a rent reversal to 2024/2025 prices, and steep taxation on units that are being withheld from the being listed on the market and not rented for more than 30 days. This is unsustainable and is a bubble that will pop once AI levels out.

its simple, legalize building denser housing. its pretty much illegal to build new more dense housing in most of SF causing prices to go up

If people are willing to pay these gauging prices then the landlords will keep raising the rent prices. People have resorted to living with random roommates that’s how they get by. There’s too much demand for apartments and not enough units. There are so many empty office buildings that should be turned into apartments.

The elasticity of supply is artificially fixed. When demand for obvious reason takes a sudden jump, there can be no supply reaction, so it all gets concentrated on the increase in price. The solution involves increasing the number of units available to house the people who demand to live here. Short of that you can try a price controls and rent controls and etc., and you’ll get the same stanky outcomes.

The YIMBY bros will tell you to go more housing but that doesn’t actually solve the problem on the short term and the developers are only going to build Housing rent out for 10k/mo

Low density zoning is a real problem. We have to be able to build complexes in at least the business corridors of Richmond and Sunset. But, realistically, that won't solve the problem of an excess of demand. We live in an incredibly gorgeous city, it has always been a magnet, it always will (barring a nuclear war) be a magnet for the wealthy. The wealthy are the ones funding those startups that's why SF is at the forefront of tech. The hard reality is that some of us just aren't gonna make it. TBH, we need to start focussing on putting middle income housing OUTSIDE the City. SF is only 7x7, there is only so much room, we have to realize that and planning for the greater Bay Area needs to take that fundamental reality into account.
