This was very very helpful, thank you! I’m in a two bedroom apartment and my youngest is gonna graduate high school in six years and I’m trying to debate whether or not I should buy, but I’m definitely on the lower end of affordability looking at houses right around 425 to 450 and like you said it’s a lot of townhouses and condos and I’d really like a backyard if I’m going to own. Part of me just thinks waited out till graduation and live somewhere cheaper but their schools are here and they’re nice school schools so we’ll stay here. I’ve also thought about investing the extra and having a nice goose egg to put money down somewhere that’s less expensive once they graduate. It’s all up in the air and since I’m 100% 1099. I can either have a lucrative month or one that isn’t as stable (I’m in sales). The past two years I’ve made good money, and I’ve sold quite a bit, but I also wanna have six months income saved along with an emergency fund.

In cottonwood the neighborhood with the smallest houses rent is around 2800. We bought for 570k and our house is only 1200 sqft. Love it here but the prices are brutal

Love this! Only thing that seems off is no maintenance costs with homeownership. Depends single family versus condos/townhomes. The other item is HOAs costs which could play a roll too.

This is great! I’m a real estate agent and resident of Parker. Two things… 1. Douglas County does have a downpayment assistance program with a few options for higher incomes 2. The houses in the north side of Parker, under $500k, will likely have some maintenance costs a homeowner will need to budget.

I rent in Parker. This was a good breakdown for me to consider when to buy vs rent. And even though I really like Parker, maybe I should consider other areas nearby. The amount of supercars you see here on the regular really paints a picture.

Just helped my friend look for an apartment for rent. GORGEOUS 3 bedroom are around $3,000 in DTC plus you have a gym, pool, hot tub, etc. you can not get a nice house for that price.
