@clairecurateshome: This has been on my mind for a really long time. It’s something that frustrated me so much when we moved back to Brisbane. The real estate market in my mind is so flawed and needs to be changed. This is probably gonna be controversial to a lot of people and I don’t know why more people aren’t talking about it but the lack of visibility, transparency and gatekeeping in the industry is just as astounding. I managed to build a successful real estate business when I were overseas and the market was completely transparent, sales prices were actively listed on county council websites so you could see every property that had sold and what they had sold for all this prices were what prices were and it was based on market value. People understood what they could and couldn’t afford. Ensure you would sometimes get multiple offers and you would often get price offers over the asking price however it was still in line with Market value and those people knew that they were gonna be paying a little bit over Market value, but that was their choice. There is a housing shortage, and I think that there has to be responsibility and transparency across the board. I have recently been speaking to multiple friends as well as family about purchasing houses here in Brisbane and it is the most frustrating and heartbreaking process because a people don’t know what they can and can’t spend what properties are going for and I personally don’t believe auctions should be the only course of action. In my humble opinion, property should be listed at a market value for the area and for the property based on the history of the property as well as what other properties similar to selling for. I’ve started asking Google Gemini to give me comps and estimated actual sale prices, because it can look into the back end data of real estate listings to see the bracket the agent put the house into, and then is realistic about that being the “hook” price and that the seller is likely looking for 100-200K more
