I dont understand why anybody wants a new build. New builds are so badly built. They put those homes up so quickly there's too many mistakes. I'd rather have an older home with style and history than a home that looks like everyone else's.

Waddell AZ is the problem, there is nothing out there. Reduce that price if you want to sell, crazy that anyone would pay that amount with these interest rates.

my BIL is trying to buy in the east valley, but so many sellers still think it's 2022. if you aren't getting offers, it's the price.

Typically after 10 showings you should receive one offer. If you’ve had 16 showings and no offer, it’s typically price or condition. When market is slow buyers are wayyyy more picky so you have to price it extremely well or have concessions to reflect condition or buy down buyers interest rate.

As someone who would love to buy, paying almost $3k a month for a 1900 sqft house is outrageous. Especially since taxes and insurance will change your payment. We’ve rented for $1945 for 2300sqft in the east valley for the last 5 years and all the houses we’ve looked at for moving next year are either more outdated than our current one, or significantly smaller for a significantly higher price. It’s all trash here

We bought a new build 3 years ago, our entire area is surrounded by new builds now… we will never be able to sell our house. Not for another 7-10 years. We hate our new build 😭 wish I could sway people towards loved and lived in homes. We learned our lesson.

As a real estate agent, I feel you. My only advice I can offer is as I’m sure your agent has already discussed this with you is offering seller concessions to help buy down the rate for the future buyer. It won’t get to builder rate but it will definitely help. There are buyers out there buying resales over the new builds simply for the fact that landscaping is already done! Maybe offer a home warranty as well. Hang in there!! 😩♥️

Gonna have to either wait and see and or if you have equity lower the price. Wife and I were in the market and we make decent money but cannot justify buying another home for these prices. We decided to stay put and fully renovate our current home. We were looking in Waddell also and quite frankly no house we viewed was worth what they were listed for. Now that’s just me. I would say I’m “kinda cheap” but I’m sure 90% of people feel the same way. The cost of homes have just skyrocketed far to fast and sellers need to be patient or bite the bullet and pull back massively on the prices .

It’s tough on both sides 😭 I’m looking for something around 300-350k and literally can’t find anything. New builds are appealing but they jack up the prices to counter the lower rates

My Dad's house has been on the market for 18 days with 0 showings.It is completly remodeled with a whole new kitchen right next to a golf course.U can jear his frustration.I hope u both sell your home.He already dropped the price once.

As a Realtor - it’s almost always because you’re priced too high. It doesn’t matter what other houses are listed for or even sold for - it’s the price. New builds often offer more value for the money including warranties.

People usually prefer to buy new builds in undesirable locations because lower interest rates and more incentives…. So it’s going to be difficult for you to compete and sell. Location is so important
