the challenge is the toilets. an office building with a 50k floor plate has maybe 20 toilets. if you make it apartments, that's gonna be close to 50, or high density could be near 100 per floor. even if you can make it work in the building, you will need a new main sewer line. maybe the 97% discount can make that work but he will be at the mercy of the city's budget and timeline.

Downtown Denver is safe, with plenty of culture, restaurants, and, shops. Easy to get around without a car. There's a trail by the Platte River, train access, and sports venues. People will move into those buildings.

If it’s so vacant, that means it’s not been desirable or had attractive amenities. Let’s not price people out before they’re even in. Not every urban area in the country is desirable. Let’s get back to supply and demand and pricing based on the actual demand.
