Landlord here. I agree with Trump. There’s immense amount of cost. Your have mortgage, insurance, property tax, maintenance, and vacancy. When insurance and taxes rise, we have to raise rent to cover those costs. We look at something called a cash on cash return. That number needs to be north of 12%. If our return drops the building becomes a money pit and it makes no sense for us to own it. If we choose to no longer own the building, we have to sell it. But if we’re going to sell it there has to be a willing buyer. The people who buy buildings are looking to make a profit. But if buyers know they can’t churn a profit they won’t buy. So we shut it down, tenants don’t have a home anymore, and we let the bank take possession. This really is a bad thing. Yes a rent freeze is beneficial for the tenant initially, but it leads to larger housing shortages.

When the rent doesn’t cover the landlord’s expenses… good luck taking the stairs when the elevators don’t work, less heat in the winter, apartment issues like rodents, pests, leaks and broken appliances will not be addressed.
