The thing I have found most frequently is that people that need advice the most- won’t take it. People that follow along with it, usually lack the capital or risk capital. If you’re serious- are you strictly in cash flow investing ie. heavily leveraged- or is your risk profile lower? If so, how? Timing markets, paying down assets, risk plan? It’s easy to say the numbers work at face value- it’s harder when 40+% of your portfolio goes vacant or unpaid in a downturn. At 37+ units, you’re likely in the clear anyway- but what did that look like when you started and how did you manage the risk?
