The sad part is people will be renting for years and never once have anything fixed in their apt or have the landlord tell you they’re going to fix it only to take 11-15 months to do so and all while raising the rent anyways

If the landlord couldn’t afford to fix the boiler BEFORE the rent freeze then they shouldn’t be the landlord. If you have to depend on more money (rent increases in this case) to make ends meet then you are living above your means.

If the restaurants freezer breaks and they cannot afford to fix it because wages went up, then they raise the cost of their food to pay for the repairs. That’s how businesses work. Landlords should be able to increase the rents to cover the increased property taxes, maintenance, and insurance premiums.

Rent freeze does NOT mean no rent. And it only applies to rent-stabilized apartments. The landlord knew which apartments were already designated as rent-stabilized when he bought the building.

The correct questions would be how much has rent gone up. vs average wages and how much has rent gone up vs expenses? over the. last year, five years, and ten years. If upon doing so you see that tenants are falling behind, then the freeze is completely warranted.

That doesn’t mean every rent-control policy causes instant disaster, but the long-term pattern is real. San Francisco’s rent-control expansion, for example, helped some existing tenants stay put, but it also reduced rental housing supply and pushed up market rents. So yes, hopefully you’re already in a lease, because policies like this often protect current tenants at the expense of future renters.

And they’re not even informed! The landlord can still raise the rent if they improve conditions either major capital improvements or individual apartment improvements. If you replace the boiler, that’s an MCI and you can raise everybody’s rent at the next renewal. They’re still allowed to recoup their investment via rent. Property taxes are based on rental value. Yeah insurance and heat and water will go up. No you don’t get to raise the rent because you have to have the boiler cleaned and inspected every year. But like this idea that runaway costs are bankrupting Little Landlord LLC is absurd.

These apartments are already rent stabilized, i.e. limited to a 3% increase at most. "Rent freeze" is a fancy headline, but there were already artificial rent limits in effect. This will amount to maybe $50-75 savings per month. So they can have a couple coffees a week, not life changing for renters

wait so landlord must always have profits ...... we thought repairs and Renovations are supposed to be landlords....must a tenant lay for it. that the cost of business. they can't be increasing every time cuz of repairs when they never even repair
