sebo 40m can put for u 4 double rooms where each can go for 400k around busabala area, so per month it will give you 1,600,000 per month not 500k sebo,so per year it will be 19,200,000 not 6m hence for 5years it will give u 96m plus your 30m of which its value would have aslo gone up ,so building rentals is far better

investments in rentals or land can never be compared to unit trust and bonds, reason being the future value for money factor is and will always be higher in the physical assets compared to the bonds and unit trust. say for example. if one bought land in any suburb say 10m builds on it waits for 10yrs and some other person invests in those two bonds or unit trust. they can only double their investment but one who invests in land and rentals is assured of more than flipping that value by over 10 times say 10m can easily flip to 100m . this can never happen with bonds. all bonds and unit trust offer is cash flow or liquidity but not future value

I have invested in both unit trust and rental business. and l would advice if u have huge sum of money go for unit trust, for less go for rentals. unit trust no operational cost for rentals u need maintenance fee.
u need immediate cash go for unit trust, u need generational wealth go for rentals.
