Economy Bros be like : the rent freeze won't work because of Jupiter entering Leo alongside the South Node triggering an immediate power struggle that landlords will win. Mercury Retrograde means administrative failure, overwhelming the city in massive paperwork backlogs and legal errors. The Mars-Uranus conjunction in Gemini will bring negative energy into local infrastructure, triggering structural breakdowns.

2 years isn't forever. And it will indeed go up. They will just back load it. The better option is to not renew leases and put them back on the market at market price.

i had to have an hours long conversation with my business frat bro little brothers just to get them to understand that “rent stabilized” and “rent controlled” are different things and the latter barely even exists anymore

It's only a 2 year freeze. I think is the point they are making.

been through what you’re going to see in the long run it will not work and then when all his deferred payments with interest come due the bottom will fall out

imagine people being so interested in no rent increase for 2 years, but zero interest in no pay increase for decades.

I don’t live in NYC but we are facing similar issues in Atlanta and we don’t have rent stabilization. Now I can afford my rent, BUT, with every increase, there was NO NOTICEABLE IMPROVEMENT to my unit or building. And I’ve lived here since it was only 6 months open - I KNOW. It was only my 6th renewal where I was offered $$ off one month’s rent to resign. And that’s only because they can’t keep ppl here because the RENT IS TOO HIGH.

In 2022, following the pandemic-era rent freeze, the New York City Rent Guidelines Board (RGB) voted on June 21 to end the freeze and increase maximum legal rents on rent-stabilized apartments:One-year leases: 3.25% increaseTwo-year leases: 5% increase. FYI I was born are raised here.

As a property manager and landlord myself, I am not shocked people don’t understand renting. I see it all the time. It’s only the biggest cost/basic necessity we use….

You do realize that this new rent freeze only affects a very small percentage of apartments in NYC, most of which have been under rent control for over 50 years, and most of which are occupied and never become vacant

Rent freezes are only on rent stabilize units. So every other rental property can raise there rent. You should research what happened the last time NY did this.

rent stays the same as property taxes continue to go up. then ppl can't afford to maintain the place, and it goes into disrepair. city takes the place with their new law they just passed on properties that are in a state of disrepair. now it doesn't get repaired and the city is collecting rent along with taxes. socialism at its finest.

People in the comments not realizing that the rent in New York is horribly over-inflated to begin with. The price of rent there is way more than enough to cover the cost of upkeep. The average rent in Manhattan for a one bedroom is around $5,000 per month. Stop making excuses for greed.
