Wouldn’t it be crazy if they challenge this in court and the court rules that it’s unconstitutional, but they go further and rule that the entire rent stabilization is unconstitutional, and then the landlords come back and triple your rent ?

Rent on all other units will go up. You don’t even need history to tell you this (despite there being tons) it’s basic logic. Profit margins decline due to rent freeze, landlords will compensate by increasing rent on other units not impacted by the freeze. So a lucky few will have their rent frozen.

As a homeowner, y’all should know the banks and cities are the real villains. Mortgages go up due to taxes and it’s so high because interest is high af too. $1400 every month in just interest for me. Only $400 goes towards principal. Total monthly payment: $1800. Yeah. $1400 going every month to a bank. House prices are high af too so obviously that plays a role into monthly payments. Oh and let’s not forget HOAs. So total I pay $2100/month. “Oh that’s pretty affordable in comparison to rent” yeah it would be except it’s a 1 bed 1 bath condo…like we’re not even talking about a house here

The worst thing they can do is just sell it to someone else, which if the rent freeze actually is effecting you that much then you were probably supposed to sell already a long ass time ago.

I’ve been watching this go back and forth all day and I am stunned (though at this point, I don’t know why) at the number of people who are confidently speaking on things they have no idea about. Like, we learned really young that laws are different in every single state, but for some reason, no one’s applying that to New York tenant law.

I really struggle with people who are so quick to defend a tax bracket they’ll never belong to as if any of these landlords would lose any sleep or think twice if any of their tenets were to face housing insecurity. The regulations are meant to protect those who cannot defend themselves.
