I totally disagree with you. If you want faster ROI you need to sell your property. Avg life span of Housing is 50yrs while the land appreciates every year. Is still win for the landlords. You can’t compare there economy with our economy. Stop using Texas as a bench Mark.

I don’t support landlords who refuse to maintain their properties but still keep increasing the rent. However, if you’re not in the real estate industry, you may never fully understand the challenges involved.
Yes, there are greedy landlords and dishonest property agents, but it’s also not easy for many landlords out there. The real frustration should be directed at the government. If providing affordable housing were that easy, don’t you think the government would have invested heavily in the housing sector? Instead, many public housing projects are built and sold for hundreds of millions to a privileged few, who then rent them out at equally outrageous prices.

I have currently abandoned a 5 units of 3 bedroom flats at finishing stage. because I just sat down and thought about the whole stress of rent and how govt isn't encouraging. I have successfully diverted the funds I wanted to use to finish into other investments and I have realized good profits without stress. untill further notice. I can come and cry in old age

Understanding different types of investment is crucial, there are business that natural have a long term break even and also businesses meant for capital preservation primarily against inflation, not for liquidity, until you understand this you have no business being in the housing sector. Buy lands when opportunity comes to get them cheaply and resell. Housing is not a cash flow venture.
