My husband and I can reasonably “afford” $650k home. Approved for higher. We bought a house around 1/2 of that as first time buyers because my husband who worked in mortgage was stubborn about this. I was kind of annoyed but then there was an escrow miscalculation after our taxes went up and we owed thousands. I handle the admin on our bills and I didn’t know any better when the calcs looked off. If we weren’t financially stable (or on a more valuable home) this would have set us back despite how well we save.

Complete opposite for me.. All the online calculators included taxes/PMI/HOA and were wayyy overestimated. We had no idea we were ready to buy a home because of the misleading calculators. It depends ENTIRELY on your location and credit.

Especially in Texas. No one ever tells you that your taxes are 10-12k a year😅 also that new build? They almost never average in the taxes on the land AND house in your first year of payments. That’s why their mortgage shoots up 1-1200k after the first year. They only average in the taxes on the land.
